Reasons you can’t get Flint Homeowners Insurance

The Michigan Essential Insurance Act says insurance companies can’t deny you Flint homeowners coverage because of the age of your house, its location, or the type of neighborhood you live in. However, insurance companies can consider you ineligible and deny you coverage for the following reasons:

  • Within the past five years, you were guilty of a crime of arson, the use of explosives, or destroying property.
  • There are illegal or dangerous activities at the property you want to insure.
  • Your home has a physical condition which presents a likelihood of a significant loss (such as a bad roof).
  • Taxes on your property are over two years past due.
  • You don’t want to buy the minimum coverage required for the type of policy that you want to buy.
  • The insurance company denies your claim because of fraud or arson within the past five years.

Companies can also refuse to write new policies based on the physical condition of your property, adjacent hazards, and property vacancies. Companies may not renew policies if in the past three years:

  1. If there is a liability claim in which the insured was negligent.
  2. You have had three property claims of any type totaling over $4000 ($3000 if they were from a weather claim).
  3. The insured fails to correct a dangerous condition after being notified by the company.

How you can Purchase Flint homeowners insurance

If you are unable to get Flint homeowners insurance through the regular market, Fill out your information to get a Michigan insurance quote to apply to the Michigan Basic Property Insurance Association (MBPIA).  Michigan Basic provides property insurance to individuals who can’t get Michigan homeowners insurance with another company. To determine if your property is “qualified,” MBPIA will have your property inspected (at no cost to you). If your property does not qualify, they will give you a written explanation of why the property does not qualify and how to make it eligible.

MBPIA Policies issues all policies for one year. The policy will renew for the next two years without another inspection, which MBPIA’s can schedule at their discretion.  If your home needs repairs, MBPIA can issue a temporary binder for up to 60 days.  The binder will insure your property while you are waiting for an inspection or making the repairs to your property.
